Ibeju Lekki has been in the news for a few years now as the new investment zone of Lagos state but many people don’t know this little city and the real estate investment opportunities that it holds.
So, what is so special about Ibeju Lekki and why are a lot of people rushing there to invest in landed properties?
In this eye-opening real estate investment tip, I will be explaining to you all about this little city awaiting both commercial and industrial boom and showing you the investment potential of Ibeju Lekki.
Where Exactly Is Ibeju Lekki?
To property investors, this is a crucial question and I’ll try to simplify this question so we all can understand.
Ibeju Lekki is a local government area in Lagos state with its headquarters in Igando Oloja, under Epe division.
As regards this article’s theme, I will be dividing Ibeju Lekki into 3 different axis; Lekki-Epe Expressway Axis, Free Trade Zone Axis and the Elerangbe Axis.
Let me quickly summarise these locations so as to give you an insight into a better investment plan.
Lekki-Epe Expressway Axis: Ibeju Lekki on the Lekki-Epe Expressway axis starts from Abijo to Eleko Junction and houses a mixture of residential and commercial activities. In case you don’t know Eleko Junction, it is about 15 minutes drive from Ajah flyover bridge.
This area already houses business ventures such as Globe Motors, Eleganza Industries, Coscharis Motors head office, Abijo GRA and has a number of built-up residential estates such as Amen Estate, Mayfair Gardens, Arium Estate, East Amber Estate, etc. Out of all the three locations, this is where one can buy land, build and live conveniently at present.
Lekki Free Trade Zone Axis: This area is the most commercialised of the three locations. This axis stretches from Eleko Beach Road through the Free Trade Zone Road down to Folu Ise and beyond.
It hosts the Lekki Free Trade Zone, Lekki Deep Seaport, Dangote Refinery and Petrochemical Industry, Dangote Fertilizer Plant, Power Oil, Kelloggs, Tolaram, La Campagne Tropicana Resort, the proposed Shoprite Mall, Awo Museum and Resort, Eko Tourist Centre and other businesses springing up everyday in the axis.
The Lekki Free Trade Zone axis is designed to be a satellite city to Lagos with dynamic commerce, trade and modern industrial sectors with an eco-city for residents.
The first phase of the zone, which is under construction is one of the four phases designed to make up the zone. The first phase will feature the Central Business District, Industrial Parks, Logistics and Warehouses and Residential Areas.
Elerangbe Axis: This axis is mostly for residential purposes and it is the cheapest among the three locations. This is where we have the permanent site of the Pan-Atlantic University located.
The proposed projects expected to open up this axis is the Lekki International Airport and the proposed 4th Mainland Bridge.
These mega developments are so huge that in a matter of few years to this time, this little city would surpass Victoria Island and Lekki put together.
Over 80% of virgin lands in this axis had been sold off despite the increasing rise in price. This is as a result of pressure on demand because the projects in this axis are very massive.
If you want to take a share out of the ‘profit pie’ of the many potentials and opportunity hitting this axis, now is the best time to key in because if care is not taken those who do not buy lands now that it is available and cheap will rather settle for the ocean at several millions of naira.
So How Do I Invest in Ibeju Lekki?
Firstly, I want you to know that buying land either for flipping or to construct a structure on it is for investment purpose.
